Douglas Elliman California Yard Signs & Open House Signs

Douglas Elliman, Environmental Design, Yard Signs, Directional Signs

With a brand refresh in 2020, the design team in New York developed sign templates that utilized the DE Monogram in bright blue and typesetting that de-emphasized the agents’ names and contact information. Seeing an opportunity to elevate the design to represent luxury properties and provide better visibility for the agents–the most important part of the sign itself–I was tasked with redesigning the Yard Signs and Directional (Open House) signs for Douglas Elliman California. The results were later utilized across other areas including the Las Vegas / Nevada area.

In developing these signs, full-scale printouts were made and applied to existing signs, then tested for visibility from either pedestrian, vehicle passenger, or vehicle driver positions. The original sign templates developed out of New York did not include necessary legal requirements specific to the Department of Real Estate for California, and my work included a comprehensive inclusion of all elements to ensure every template was code-compliant.

Each sign vendor was provided with a full template library, with each file containing clear and specific instructions for use and adjustment per sign request.

In the case of an agent being part of a team, or requiring a logo specific to their personal brand, templates were developed across all size options that allowed for the sign vendors to quickly, and correctly, place the agent’s logo based on the specified logo’s proportions.

Directional signs, also called “Open House” signs were designed to be more visible and practical for the agent’s needs. By integrating the directional arrow into the color blocking, I opened the opportunity for the agent to place a printed street address, a widespread practice by agents but entirely ignored in the original design provided by the New York headquarters. Templates provided to sign vendors include options for both horizontal or vertical agent logo inclusion.
